LR Practice Guide 40 sets out the detailed requirements for all LR plans. Key points:
Do:
- use metric (not imperial) measurements, to two decimal places;
- use a scale of 1:1250 or 1:500 for urban properties (1:2500 for rural), and state the scale used;
- if the plan has been reduced from an original, it must be endorsed with a statement to that effect and the actual scale must be stated (with the original scale deleted);
- use a north point for orientation;
- include sufficient detail so the plan can be transferred to an OS map;
- mark the edge of the demise clearly. Do not edge too thickly (so as to obscure any detail);
- make sure all parties file the plan (a company must execute the plan in the same way as it executes the deed).
Do not:
- mark the plan as 'for identification purposes only' or 'not to scale';
- include any disclaimer under Property Misdescriptions Act 1991;
- use a photocopy of a plan. Even minor discrepancies caused by copying can lead to rejection.
It is this last point that is particularly important: you cannot simply photocopy an existing plan. The LR is becoming increasingly strict about this and the answer is to obtain a print (not a photocopy) of the original.
