LTA 1954 changes – termination by T |

Previously, T would have to give three months’ notice in writing before the end of the lease if he wanted to terminate the tenancy. And if a tenancy was continuing under s24, T was still required to give L three months’ notice in writing (and that notice had to expire on one of the normal quarter days).
As from 1 June, the law has changed so that if T ceases to occupy the business premises when the contractual term expires, the tenancy is automatically terminated. Where a tenancy is continuing under s24, T can then bring the tenancy to an end at any time by giving three months’ notice (which can end on any day). [2004] EG 17 April 108.
