Land Registry – electronic documents Print
Two more moves towards e-conveyancing:

  • electronic office copies: you can now request an electronic office copy. This will be sent as a PDF file and a printout of that PDF file will be regarded as an 'official copy' (assuming it has not been modified or corruptedsince it was received - in deciding that, you have to look to who supplied the PDF file, whether the printout seems to be complete and whether it contains any obvious discrepancies);
  • electronic search certificates: you can ask that the result of the search be sent to you in electronic format when making a K15 (official search) or K16 (bankruptcy only) search. No paper certificate will then be issued.

Both these services are only available to Land Registry Direct and National Land Information Service customers. © Practical Lawyer
