Service charges - summary |

As from 1 October, a demand for service charges from a residential T
must be accompanied by a summary of T’s rights and obligations.
The Regs set out the prescribed information required, and the summary
must be legible (in a typewritten or printed form of at least point ten). It
includes statements that T may ask an LVT to determine liability for
service charges, for services, repairs, maintenance, improvements,
insurance or management, and that may be done before the charge has
been paid. In respect of service charges due for payment before 1
October, you can serve a demand without the prescribed information and
subsequent demands (after 1 October) will also be exempt from the
Regs. But, if the service charge is due after 1 October, you can serve a
demand before that time that does not comply with the Regs – but any
further demand or reminder after that date will have to comply.
Similar provisions have also been introduced for administration charges
(eg getting L’s consent to install a satellite dish or to carry out building
