The HIPs saga has taken another turn for the worse with the
announcement that it will not be compulsory to include searches (or
leasehold documents) when HIPs become mandatory on 1 June. All that
will be needed will be the Energy Performance Certificate, plus the key
legal documents.
For what it is worth, the government says it will make
searches part of HIPs when local search times become more
synchronised across the country. If that really is the intention, then it
seems somewhat ironic that LAs have been able to set their own
(differing) fees for local land charges since 1 April. The inevitable result
will be varying fees throughout the country, and the inconvenience of
returned search forms because the incorrect fee is tendered.
